We were discussing this very topic at our last team meeting. Many foreclosure/short sale transactions indicate even in the listing information that the buyer MUST use the seller’s title company. In trying to juggle the best interests of the buyer against them getting the property that they really want, I’m wondering what the best approach would be about assigning a title company? Should you obtain title company fees from the seller’s closer when you submit the offer or when the offer is accepted? And, are there other expenses we should be looking for besides just the title company fees? Are there other areas that might present the opportunity for overcharging?
